This agent was to show a luxury home in a affluent gated community and had been given permission to show the home by the Seller. The Seller, who was out of town, had apparently informed her teenage son (who remained in town) of the showing and he was to leave the home at the time of the showing. When the agent and her clients arrived they knocked a few times, entered the front door and to their amazement the unique smell and wafts of pot smoke filled the air around them. Through the haze they saw 3 young teenage boys smoking, without a care in the world. Needless to say, I am sure that this was not the impression that the Seller wanted to convey to potential buyers of this expensive piece of real estate. While this is an extreme example, Sellers need to understand that children can cost you thousands of dollars and plenty of lost opportunities if they are not on their best behavior and following strict guidelines during the time that the home is on the market.
